A common issue, in Residential homes: Poorly maintained window joinery.
The 3rd (out of 5) common scenarios that I all to often find, when conducting building reports, on homes in Wellington are, poorly maintained and detailed windows.
Windows are penetration, cut through the building weather-tight envelope, designed to let in light, but just as important, opening the windows to ventilate the home.
All to often I am finding windows throughout properties, that have been poorly maintained and neglected, or poorly detailed, due to the age of construction.
The results from these failings, can be moisture ingress, and swelling to window sills, and deterioration to structural framing adjoining the windows, the other concern is the lack of window performance / operation, swollen windows, and lack of hard-wear maintenance on both timber and older type aluminium joinery. This results in windows not functioning properly, many not operational at all. Unable to open or close windows results in poor ventilation, and air circulation of the home, which can result in stale air, condensation and mildew build up.
I will outline and elaborate on various window detailing, and common maintenance tips, in more detail, in future blogs. In general, maintaining a thorough paint coat seal to timber windows, and maintaining perimeter seals around window detailing, can be easily performed by home owners. Repairing and replacing head-flashing, hard-wear and window easements, can be performed by experienced LBP builders.
